Ready for Rentals – Are YOU ready for the Summer rush?!  The summer season is under way and within the next few weeks the numbers of visitors are going to go through the roof!  This year, the Costas are expecting record breaking Summer!  Many people with second homes out here in the sun, rent out their property for a few weeks a year to help cover the cost of mortgage payments and community fees.

Here at Yorkshire Linen Beds and More we have 15 years of experience and can offer you a few valuable tips to make your holiday home attractive, highly rentable without breaking the bank!  In the same breath, much of our experience can be used if you are hoping to sell your home and in this article today we would like to offer a few tips on your decoration and soft furnishings!

A Splash of Colour

First Impressions are everything!  Choose well thought-out colours and designs to make an impact in your photos attract potential clients!  There is so much choice out there when scrolling through the web pages on AIRBNB and TRIPADVISOR as well as on the endless property portals and you only have a couple of seconds to grab the attention of the person scrolling through.  It’s essential to make your photos interesting and eye catching as possible!

If you are taking your own photographs, REMOVE ALL CLUTTER!  Nobody wants to see the photo frames containing pictures of your nans 60th birthday on the side board, or your kids trainers on the floor in the bedroom next to the their school bag.  Move everything personal out of your photos it will make a big difference to the overall effect. Staging your pictures can also work well.  If your taking a photo of your kitchen area, add a bowl of fresh fruit on the counter top or a glass of wine next to a plate of delicious looking cheese and juicy grapes – think of it as setting a scene to sell the dream !

A great tip is If you can brighten your photos using the editing feature on your camera or phone to make pictures seem lighter and colours more vivid this really helps to make your photos stand out (if you are not sure how to do this – ask your kids or grandkids! lol).

Cushions, Runners & Throws

We have found over the years that adding bright cushions, runners and throws in trendy colours and designs to sofas and beds is a great way to catch the eye.  A boring beige sofa or plain white bed set can instantly be transformed by adding a coloured, cotton throw such as Attica Cotton Throws and a couple of BOLD cushions such as our Dusky Palm design which feature tropical palm fronds in a really modern combination of colours.

Nearly all of the cushions we have in store can be bought as a cover only option making your re-design even more economical!  The tropical and botanical designs instantly make you think of summer days in the warm sunshine and will look inviting and eye catching to your wood be client.

Another popular look here is Spain is anything featuring the colours of the sea or seaside!  Turquoises, navy and pale blue – cushions featuring seahorses or star fish these always photo well as they make people think of abroad and the beach!  To really ‘modern-up’ the look, add hints of gold in accessories such as pictures and lamps.  This combination of blues with gold is bang on the money, trend-wise, and looks super fresh and current!

Elegant Chic for your Holiday Home

If you don’t fancy the bright and bold then you maybe should look at the Boho Chic/Scandinavian style!  The relaxed, natural colours and materials are very now and highly desirable.  Decorating your property in this fashion demonstrates that your property has been kept up to date and has more than lightly been well maintained.  Lots of cotton and linen fabrics, rattan and natural wood furnishings all in subdued peaceful colour tones.

Curtains, Voiles & Mandatory Blackout Curtains

Window dressing is a little different in Spain.  It is not so popular to have thick, heavy drapes at the windows. Use uncomplicated linen style voiles such as our Noelia Range at the windows to give a light and airy feel.  This will diffuse the sun without taking away the view and have the added advantage of letting in some air but keeping out the mosquitoes.

Combine your voiles with with blackout blinds or curtains – with some of the clever fabrics available these days the curtains can be black out without being super thick and heavy!  Our economical VOGUE and STRATUS curtain pairs come in a wide range of colours and sizes!

Please take on board that if you are renting out holiday accommodation, as part of the rules and regulations of the licenses blackout/block-out curtains or blinds must be installed in any sleeping areas.

The Perfect Holiday Home

Finishing touches.  We love to add greenery in the form of cheese plants, palms or cactus to any of the interior design projects which we do.  The vivid colours and interesting textures fill corners and bring the outside in!  One or two stylish pictures to decorate walls help to theme your rooms. A rug by a sofa will define the living space as well as adding to the ambience.
